What is the key to good property and strata management?

Whether you are a managing rental properties for your clients, self-managing your own properties, or managing strata buildings, there is one key skill set that you will require.

Of course you need to be a good communicator, be well organized, and be very attentive to detail, but there is one thing that’s even more important than those qualities;

It’s being a good problem solver!

Being a resourceful problem solver is key to property management!

Why is being a good problem solver so important when it comes to strata management or property management? Think about it…essentially everything that you face in your day is going to be a problem that you need to solve. If you’re able to solve problems without getting too flustered, and in a timely and calm manner, you will then be able to handle any situation.

Think about the problems that can come up for property managers on a given day;

  • Tenant refuses to pay the rent
  • Sewer back-up, or water damage from a condo above the one you manage
  • Noise complaint from a neighbor
  • Appliances not working
  • Someone broke in to the property
  • Roof is leaking
  • Tree falls on the roof (happened a couple times to us in the past year)

I could go on and on here, but if you can think up a problem, it WILL happen at some point during your property management career. Being resourceful, finding the source of the problem, and then coming up with pragmatic solutions is really the key to solid property management.
