How to Change Strata Management Companies

As a Vancouver property management company, we receive quite a few calls from disgruntled strata councils, asking us exactly how they can change strata management companies. By the time that we receive the calls, things have usually broken down between both parties, and it’s time to move on for any number of reasons.

Here is how you can change your strata management company

First of all, you need to get out of your current strata management contract.

Unless your contract states differently, generally speaking, terminating a strata management contract in BC requires a 3/4 vote resolution. This can be done at the AGM, or more often we see a separate special general meeting held specifically for this.

After you obtain your 3/4 vote from the owners, the strata corporation will need to give 60 days notice to the outgoing management company, unless of course you come to a mutual agreement to end sooner, or the contract states something different.

The next thing you will need to do will be to find a new strata management company to take over. You may have already found someone at this stage, or you may still be searching for that perfect match! Some strata corporations will also switch over to self-managed at this point.

As you can see, it’s pretty easy to change strata management companies.

Of course there is lot’s of administrative work required in doing so, but the front end is relatively simple.
